Site plans can be hand drawn as long as a reviewer can clearly determine compliance with all single-family zoning regulations.  Plan reviewers are authorized to ask for further documentation to determine compliance that can include the request for a survey site plan.  

Survey Site Plans are required for the following project thresholds:

1. New dwelling units 
2. Resource Conservation District (RCD) Encroachment or land disturbance within 20' of RCD 
3. Structures within 1' of setback
4. Development that would create impervious surface within 5% of the Impervious Surface Area Ratio limits
5. Development that will create land disturbance within 500 square foot of land disturbance thresholds
6. If the plan reviewer cannot determine the extent to which a grade will change or how the project will interact with floodplain/RCD/Jordan rules

Site plans, at their minimum, must contain the following elements.   

• Existing conditions on the entire lot
• Setback lines
• Location and dimensions of proposed work
• Heights of new structures
• Land disturbance area
• Impervious Surface Area
• Contours / Slope
• Erosion control measures

   

   If applicable:

• RCD areas, floodplains, and streams
• Drainage plan for new downspouts
• Landscape Protection Plan 

Please include:

• Property Address and PIN Number 
• Date of drawing and the name and affiliation of the preparer
• North arrow
• Zoning District and Special Protection Areas

Building Plan Requirements

1. Drawings / Plans: This will give a visual account of work being proposed. These should be submitted with details such as dimensions, cross sections, areas of work mark out and be at a minimum in a plan view (view from top) format. For larger scale jobs such as additions and exterior renovation we ask for elevations &/or surveys.  
2. Scope of work: This will give a written account of work being proposed. A scope of work would include information not readily given on a set of plans. It is a summary paragraph (a couple sentence is usually fine) of the entire project. This is especially helpful in work to an existing home where that information is sometimes difficult to capture on a set of drawings. Line item estimates do not provide a complete picture and that is why the Town does not accept them. See an example of a scope of work below.

Project that meet all of the criteria below:

• Less than 1500 sqft of Land Disturbance
• Less than 500 sqft of new Impervious Surface Area
• The property is not in a Neighborhood Conservation District
• The property is not near a Resource Conservation District (RCD Stream Buffer or Jordan Stream Buffer or floodplain)*

Zoning Review (Minor) - Tier 2

Projects that have any of the following:

• More than 1500 sqft of Land Disturbance
• More than 500 sqft of new Impervious Surface Area
• The property is in a Neighborhood Conservation District
• The property is near a Resource Conservation District (RCD Stream Buffer or Jordan Stream Buffer or floodplain)*

Zoning Review (Regular) - Tier 3

Projects that have any of the following:

• More than 5000 sqft of Land Disturbance
• More than 1500 sqft of new Impervious Surface Area
