Policy for Paying Rent and Other Charges

  1. Rent is due on the first of each month.
  2. Charges for use of excess utilities and maintenance charges for damages that are beyond normal wear and tear are due on the first day of the second month after the month in which the charges were made.
  3. Rent and all other charges are past due on the fifth day of the month (unless the fifth day of the month is a Saturday, Sunday, or holiday).
  4. If the rent and other charges are not paid by the fifth day of the month, the resident will receive Notice of Termination.
  5. If the rent and other charges have not been paid within 14 days from the date of the Notice of Termination, the eviction process in small claims court will begin.
  6. When the eviction process in small claims court has begun, the residents will be required to pay all charges that are past due and the current court fee.
  7. If the eviction is executed (asking the Sheriff to pad lock the apartment), the resident and his/her family must move. If the resident brings his/her account to zero before the Sheriff arrives, they will not have to move.
  8. The number of termination proceedings (making the court list) in a fiscal year (July 1st through June 30th of the following year) is limited to two. A third termination proceeding will result in automatic eviction.

Payments

  • Rent and other charges can be paid at Town Hall, 405 Martin Luther King Jr. Blvd., in the Finance Department in Chapel Hill.
  • Rent should be paid by personal check, money order or cash
